Property Manager
Bentley Staffing is seeking a confident Property Manager to lead the overall profitability and operation of three student housing properties. We expect the Property Manager to motivate and mentor high-performing teams that provide an unparalleled living experience to the residents. As the on-site leader and decision-maker, the Property Manager will be accountable for maximising property income, occupancy, and NOI. We are looking for a seasoned property manager who can confidently manage and lead a large team, has excellent time management skills, and can implement creative leasing strategies that contribute to the property’s success.
SALARY: $100,000 – $115,000
OTHER BENEFITS: 15% bonus potential annually, Pension, Health Benefits

JOB RESPONSIBILITIES
Personnel Management:
- Manage on-site staff by implementing effective recruitment, training, coaching and development programs to maintain high-quality standards.
- Conduct employee evaluations, including performance reviews, corrective action reviews, and termination paperwork, and document them appropriately.
- Oversee the entire Turn process as per the company’s policies and procedures.
Strategic Leasing Management:
- Consistently evaluate market conditions and trends to maintain product knowledge of property and competitors. Ensure leasing staff acquires similar knowledge.
- Efficiently show, lease, and move in prospective residents.
- Direct efforts towards implementing sales and marketing plans that maximize rental income and budgeted occupancy.
Financial management:
- Achieve the highest possible net operating income by implementing effective cost control and revenue improvement programs. Identify trends and recommend appropriate strategies and adjustments.
- Develop yearly operating budgets/forecasts. Be responsive and receptive to owners’ needs, goals, and objectives.
Customer service:
- Manage resident retention and service request follow-up programs.
- Monitor service request turnaround and ensure the responsiveness of the maintenance staff.
Administration & Risk Management:
- Accurately complete all required reports as outlined in the company policies and procedures, as well as any additional reports requested by the owner and/or supervisor(s).
- Conduct apartment inspections every month, and also before move-in and at move-out.
- Manage the property’s risks effectively by promptly communicating incidents and potential liabilities to relevant parties.
REQUIREMENTS:
- A high school diploma or equivalent is required, but a college degree is preferred.
- You should have at least four (4) years of experience in multi-family property management.
- Two (2) years of campus student housing management experience is highly preferred.
- You should have proven abilities to perform in all areas of property management, such as people management, financial reporting, problem-solving, sales, maintenance, and resident relations.
- You should be able to analyze and evaluate monthly financial statements and develop yearly operating budgets/forecasts.
- Familiarity with the Landlord and Tenant Board and Residential Tenancy Act.
- You must have excellent verbal and written communication skills.
- You should have a working knowledge of Property Management software; Entrata is highly preferred.
- Travel may be required as necessary to attend training and other company functions.
